现甲方愿意出租及乙方愿意承租位于中国北京市

Party A shall let and Party B shall take the Premises and its facilities situated in ,Beijing P.R.China with an area of about square metres in clean and tenantable condition.
4.租赁期:

4.2租赁期满,甲方有权收回全部出租屋,乙方应如期交还;乙方要求续租,须在本合同期满前一个月向甲方提出申请。
Upon expiration, Party A is entitled to recover vacant possession of the Premises, Party B must return the Premises on or before the expiring date. Party B can apply for tenancy renewal by giving the written notice to Party A one month in advance.。
5.租金:
Rent
5.1租金每月为 人民币(包含管理费及取暖费)。
The month rental is RMB (including management and heat fee).
5.2租金支付方式为 付,每期租金提前五日付清,如乙方超过十天未付视作违约。
Rental payment is settled for Quartly and is to be paid within 5days before the beginning of every consecutive calendar month.If payment is overdue over 10days ,party B shall be regarded as terminating the tenancy automatically .
5.3在合同有效期内,租金不予调整。
In the period of the Tenancy Agreement ,the rent will not be changed.
6.押金:
Deposit:
在本合同签订之日起,乙方应向甲方缴付 个月房屋租金作为押金共计 本合同期满乙方如不再续租,甲方应在乙方结清所用费用后将押金不计利息全部退还;
Party B have to pay to party A in the amount of RMB as security deposit in the day after signing this tenancy, upon expiration of the tenancy Party A shall return the total security deposit.
7.其它费用:
Other Charges:
乙方在租赁期内所用水、电、煤气、电话费按单缴付。
During the term of the tenancy,Party B shall pay for water,electricity, gas,telephone charge.
8.出租人责任:
Landlord’s Responsibilities:
8.1租赁期内甲方不得无故收回房屋,甲方因特殊原因要解除合同时,须提前30天通知乙方,须得到乙方同意并支付乙方一个月的租金作为补偿;征得乙方同意后,甲方须把剩余租金和押金不计利息退还乙方。
During the term of the tenancy, Party A shall not take possession of the premises without any reason .when Party A terminates the contract for any special reason, Party A should notify Party B 30 days in advance, and should obtain Party B’s consent. Party A should pay Party B the rental of one month as the compensation ;after obtaining Party B’s consent, Party A should return the rental and the deposit to Party B.
8.2 租赁房屋内各项设施如上下水、暖气等设施非人为损坏,甲方有义务与该物业管理部门联系,进行及时处理,费用由甲方承担。
If there is any damage of the common facilities in the leased property ,Party A should contact
the management departmnent and deal with them in time, party A should bear the charge
9承租人责任
Tenant’s Responsibilities:
9.1 租赁期内未经甲方同意,乙方不能转让其所租房屋,私自转让无效。
Party B shall have no right to sub-let or let in full of the Premises to a third Party without the consent of Party A.
9.2乙方应爱护房屋设施及屋内所留家具、电器等设备,如因使用不当导致损坏应负责赔偿,房屋结构未经甲方同意,乙方不得擅自变更或装修,如有擅改或损失,需负还原及赔偿损失全责。
Party B shall keep all the interior of the Premises in good condition .In the event of any damage of the fixtures, facilities, furniture caused by Party B ,Party B shall reimburse to Party A all repairing costs and expenses incurred. Party B must have the consent of party A before making any alteration of the interior or facilities of the premises.Otherwise,Party B shall reimburse to Party A all costs and expenses incurred.
9.3 乙方不得使用甲方提供的房屋进行违法活动,储藏违法物品或危险品。
Party B can’t do any illegal activity in the leased property provided by Party A and any illegal or dangerous articles is forbidden.
